Why a lawn company is called “Advisor” and still just cuts grass

In 2019 I was cutting a handful of yards on the side and reading my neighbors' HOA violation letters for them at the mailbox — telling them what the covenant actually required and what height to set the deck at. That is where the name came from. It was a nickname on the street before it was a company, and when I filed with the state I put it on the paperwork without thinking much about it.

What the business is today is simpler than the name suggests. Two trucks, a fixed route, and a crew that shows up on a set day. We do not sell advice. There is no consulting fee, no course, no membership, no directory listing, and we do not collect job requests and sell them to other lawn companies. Somebody calls, we put the address on a route, my guys cut the grass, and this same LLC sends the invoice and gets paid.

On the route

Mandarin south into St. Johns County

Mandarin and the streets off Scott Mill Road first, then south over Julington Creek into Fruit Cove and the deed-restricted neighborhoods off Race Track Road. San Jose Boulevard and Bartram Park are the eastern edge.

We do not cross the river to the Westside and we do not go north of Baymeadows. A mowing route only pays if the trailer is unhooked more than it is moving, and every extra mile between stops comes out of the same day.

A fixed day, not a window

Recurring customers get one weekday and stay on it. The same day every week means predictable growth between cuts and a deck height that suits the season. Rainy season pushes a route by a day now and then, and you get a text when it does.

The number does not move

Everything below is a quoted rate, not a “starting at.” The only job priced after a walk-through is an overgrowth reset, because quoting waist-high bahia sight unseen is a guess and the guess is always wrong.

We tell you what we cannot do

No fertilizer, no weed control, no insect or fungus treatment, no irrigation work. Those require licensing this company does not hold. You get the name of a licensed applicator on San Jose Blvd, and we take nothing for the referral.

What the work costs

Lot size is measured as the mowed area, not the deed acreage — half the lots in Fruit Cove have a retention pond or a preserve line behind them that nobody cuts. If the mowed area is smaller than the parcel, you pay for the smaller number.

Recurring mowing

Cut, edge along the drive and walks, line-trim the fence and bed lines, blow the hard surfaces clean. Biweekly costs more per visit on purpose: grass cut every seven days is a mowing job, grass cut every fourteen days in July is a mulching job and the machine works twice as hard over the same yard.

Cleanup and trim work

The oaks here drop in February and March, not in the fall, and a laurel oak will bury a dormant lawn in six weeks. That is what most of our winter is. Hedge work is priced per plant, because a run of eight ligustrum and a run of thirty are not the same afternoon.

Pine straw and sod

Pine straw is what beds are dressed with here; mulch is the exception, not the rule. Sod patching is for the shaded strip that thinned out or the corner a delivery truck flattened — not for a whole yard, which is a sod contractor's job and not ours.

What we do not do, and why

Applying fertilizer, herbicide, insecticide or fungicide commercially in Florida requires a limited commercial landscape maintenance certification from FDACS. Lawn Advisor LLC does not hold one, so we do not sell, quote or perform that work — including the sod webworm damage that turns up here every September. Irrigation repair is licensed contracting and we do not touch it either. Mowing, edging, trimming, hauling, pine straw and sod patching require no state license, and that is the line this company stays on.

Nothing is sold on this website. There is no cart, no checkout, no shipping and no online payment. The domain ends in .shop because it was a short address available at a price a two-truck company could justify. Every job is scheduled by phone, performed in person on your property, and invoiced after it is finished.

From the first call to the invoice

How it works

Four steps. No sales visit, no contract to sign for recurring mowing, and you can come off the route with a week's notice without an argument.

You call with the address

The number rings a phone in the truck, not a form that sits in an inbox for two days. For a standard lot in Mandarin or Julington Creek we quote on that call, because we already know what those lots look like.

We walk anything unusual

Overgrown lots, anything over half an acre, hedge and pine straw jobs get looked at first — usually within two working days. You do not have to be home. We measure, photograph the problem areas, and text the price the same evening.

You go on the route

You get a fixed weekday and keep it. In December the schedule drops to every third week while the grass is dormant, and goes back to weekly when it breaks dormancy in March. We do not bill for cutting brown grass.

Work first, invoice after

We finish, blow the driveway and walk clean, haul the clippings, then send the invoice. Card over the phone, Zelle, or a monthly statement for the two property managers we service. Nothing is charged before the work is done.

Will you cut it shorter so it looks like a golf course?

Not below three and a half inches on St. Augustine. Scalping it exposes the runners and the soil to full sun, weeds take that gap within two weeks, and in Mandarin the weed that takes it is dollarweed, because the water table sits high. Then you need a chemical program we are not licensed to sell you. Empire zoysia we will take to two inches, with a sharp blade.

Do you keep charging in the winter?

Not weekly. From December through February the lawn is dormant and there is nothing to cut, so the route moves to every third week at $52 and that stop is mostly leaf and debris. The oaks drop in February and March here, which is exactly when the HOA letters go out, so that visit earns its money.

My HOA sent a violation letter. Can you fix it before the deadline?

Usually. Tell us the date on the letter when you call. Most compliance letters give ten to fourteen days, and a standard cleanup plus a cut fits inside that. If the yard has been unattended for months it is an overgrowth reset and we walk it before quoting.

Do you spray for weeds or bugs?

No. Commercial application requires an FDACS limited commercial landscape maintenance certification and this company does not hold one. We will tell you what we think is wrong — sod webworm frass in September looks nothing like drought — and hand you a licensed applicator's name. We take nothing for that.

Is the address on the state filing an office?

No. 4568 Palmetto Cove Lane is the house, and it is where the trailer and the mowers are parked. Business mail goes to a box at the shipping store on Old St. Augustine Road so checks are not sitting in a residential mailbox while the truck is out all day. Both addresses are on the state record and both are printed at the bottom of this page.

Do you sell anything through this site?

No. There is no cart, no checkout and no online payment here, and there never has been. This is a static page that tells you what we charge and gives you a phone number. Work is booked on the phone and billed after it is done.

The grass gets cut on the same day every week, and the price on the phone is the price on the invoice.
